1. VIRTUAL STAGING
Virtual staging refers to converting a photo of an empty, vacant room/area, to a furnished, "lived in", comfortable and inviting look and feel.

2. FURNITURE & ITEM REMOVAL (aka "Decluttering")
Refers to removing unwanted furniture, items and clutter. While typically leaving the furnishings intact. There are exceptions to this rule. To qualify in this category, modifications must amount to 15% or less than the total area shown in the image.

3. RENOVATING
Renovating is when we remove everything in the image except the walls, floor and ceiling, and replace all the furnishings, appliances, etc. Think gutting a room or area of all content, and completely refurnishing it. "Out with the old and in with the new". Renovations are limited to modifications of 30% of the area or less. More than 30% requires a full 3D rendering!

4. FULL (interior or exterior) 3D RENDERING
Full 3D rendering is all about creating something that isn't actually there yet. For example, give us a floor plan or blueprint, and we will create it as if it were there. For example a room with total clutter over 30% of the entire photo. An room that has been framed but not finished. We can finish it! Provide blueprints of a house or building and we can create it in 3D image format (see examples on pricing structure).

Choose "Virtual Staging" if you have an empty room that needs furnishing,

Choose "furniture and item removal" If you  have a space that is cluttered with clothes, boxes, tools, equipment etc and you want the clutter removed but all furnishings to remain intact. As long as the clutter takes up 15% or less of the area in the photo. If there is more than 15% we charge the "renovation fee" and can exclude the "restage" part (if you desire). 

Choose "Virtual Renovation" if your desired changes effect between 15%  and 30% of the area shown in the photo. This includes clutter and/or furniture removal and virtual staging ( refurnishing).

Choose "Full 3D rendering" if you need complete clutter removal and remodeling. You've seen it on TV. They empty the entire room, paint, and completely refurnish it. This is for changes over 30% of the photo area. For interiors only.

I currently provide this service ONLY for my Real Estate clients. Meaning, if I shoot the property for you, I can provide this service to you. I incorporate a team of seasoned professionals. This is NOT a DIY endeavor.

After I shoot the property for you and you take possession of your images. Look them over. If there is clutter, make note of the name of the image and what you want done to it. Email me a list of the images with the changes you want to see in this format:
Image # 1001 - Remove clothes from the bed and old wicker chair in the corner. etc.

I will review your requested changes and the images and provide you with a quote. Once you accept the quote, I will invoice you, and upon payment, my team will begin the process of transformation. It typically takes 48 to 72 hours to complete the images from the time the invoice is paid. Your images will be provided to you and you will have two, free revisions. After that, revisions are $15 per revision, per photo. Once any revisions are done, your photos will be available to you for download within an hour or two. Satisfaction 100% GUARANTEED!
